Don't buy a piece of land if you're not sure it is the best for your private villa!!



Yes,  i have to tell you the truth, there are too many mistakes dan proofs that people often prefer to buy a piece of land more on their sentimental things then their rational.  It's a marketing and property business  secret that emotional value is the best tools to sell a piece of land, and rational regret comes later while start planning and constructing the building. Here,  I will tell you some  important factors to be considered before you buy a piece of land especially for your private villas.


Site Location

No brainer, location always come as first consideration. Beside its beautiful scenery that it is a must for a villas, you must calculate the time travel and time distance from airport to this site. If it is below one hour travel in busy and hectic day so it is the best one, take it. Please also consider the neighbour facilities, if there are many villas around it means perfect.


Site Form, Shape and dimension.

Don't buy triangle shape site. Yes don't even once disobey this..triangle site and form are challenging when it comes to design and maximizing  spatial performance and it will ended you will throw empty space for useless function. Of course I will not recommend  this, cause although it is useless you still have to pay it.  Rectangular and square site are preferred  and please have minimum 10 meters site  front opening. Just thrust me, any opening  below 8  meter will look cheap.


Topography and hydrology.

Whether your site is flat or contoured, it is doesn't really matter if you still have natural water supply for your operational. Just try to drill for a submersible water well  to check the soil condition and the water level. Best time to drill is the summer or dry season so you'll find out the lowest water level when dry. Although there is a public waterline available, please don't count on it completely because you'll never know when it fails. When drilling your well, you'll know directly the condition of your site , how hard the soil, rock composition etc... Don't buy it when it is too sandy or vice versa.
